I recently had the pleasure to work with Paul Cummins when he came to inspect my condo. I say pleasure because he showed up early, dug deep to uncover a water issue I was having, was thorough and professional throughout his visit, and provided me with an 80-page report less than 24 hours after he left. I was able to copy some of the pictures he put in the report and paste them directly into a report to my condo association on the leak I was having. Not only did he provide a snapshot of the current state of the condo, he uncovered a couple of potential problems I should keep an eye on. He found flaws for the seller to fix and made some excellent cosmetic suggestions for me. His report was detailed, east to read, illustrated, and had arrows pointing to the defects. I especially loved the links he provided on "how to grow grass in DC", cleaning products, what kind of protectors to put under the kitchen sink, how to unclog a garbage disposal, etc. I will always use him for any other real estate transactions in the future. And if I can give a shout out to Chris Chambers, my realtor - he's the best. I will always use him forever. In my past transactions with realtors, they all a had a slime factor - buyer and seller. He's completely honest and is looking out for your best interests. Not the commission. I will always use him and recommend both of them to others. Hopefully when I retire to Florida, they'll have set up shop there !!!

Hi Paul, you were very diligent and helpful with suggested improvements to the home. You were very thorough with all aspects of the inspection and very prompt with the follow-up report. The only suggestion I would have is to not have the Buyer Involved in any of the actual inspecting such as asking them to test all the windows. Buyers may not know if there is something wrong with a window and are relying on your expertise to ensure they are all operating properly. Also you may come across a broken seal they wouldn't detect.
