I just had a home inspection done by Erby Crofutt this last Friday and I couldn't have been more impressed! Erby is well spoken, detail oriented, knowledgeable and courteous. I walked around with him while he did the inspection and appreciated that he took time to show me what needed to be fixed, talked me through what was right and wrong and spoke in terms that I could understand. My inspection took three and a half hours, and Erby used every minute of that time making sure that he had thorough knowledge of the property which was evident in the online report I received a day later. Erby is absolutely wonderful! Not only was his inspection extremely thorough (even impressed the girlfriend's dad) but his customer experience was outstanding. Being in the customer service industry myself, i know what "going above and beyond" means. Erby was not only prompt and punctual but really did everything his website said. This includes going over every nook and cranny of the house and welcoming on his inspection. Throughout, he treated me like i was his son and made sure that i was not taken advantage of by teaching me what he was looking for, allowing me to retain some of this knowledge and making the price well worth it. He is also very up to date on the technology which included 360 shots of each room which allowed us to go and look at the house after the fact (super nice since you only get a few minutes in the house before closing). All in all, Erby was phenomenal to the point where we had him do our second inspection and i now recommend him to everyone who ask. I have used Erby Crofutt 4 separate times here in KY. Erby provides the most comprehensive review of your home than anyone I have ever encountered. My Family and I have moved more than 10 times in our lifetimes and have dealt with many other inspectors. It seems that many of the inspectors do their best to keep the realtors happy so they will keep calling them back when they have a new purchasing client. Not Erby. Erby cares more about you the customer, the potential home owner. When I found our forever home I knew Erby was the one to call. He has enhanced his inspection abilities with new technology that provides more than just a walk through visual inspection of your home. Erby not only identifies trouble areas in the home, but ideas on how to fix them or prevent them from getting worse. Be prepared to be onsite and bring a notepad. VERY THOROUGH. Mr. Crofutt was able to accommodate our tight timeline to conduct the home inspection and radon testing. He was there on time and his inspection of the home was very thorough. More importantly, his review with us after the inspection was comprehensive and left us feeling very well educated about the home we were buying. To top it off, the report he generated after the inspection was equally as thorough and well sectioned out, which made it easy for us to communicate our requested changes to the seller in a way that both parties could easily understand.

If you're looking for an in and out inspection, do not engage the services of Erby Crofutt. If you wish to be allowed to be with the inspector as he/she does their work, have a detailed explanation of the how, what's and why's of the inspection, then do use Erby Crofutt. Erby did a fantastic job, HIGHLY RECOMMENDED. The man for the job to say the least. He caught anything and everything nothing missed at all. Erby did an extremely thorough inspection and report for us. He alerted us to a potential major foundation issue and suggested we get a foundation repair inspector provide us with more details on the severity of the problem and estimates. Thanks to Erby we knew exactly what we were getting into and chose to not purchase the home since the seller was not willing to negotiate this major structural issue. Erbys inspection is the most thorough I have ever seen. He found several things, but in particular he had 2 major issues on the house he inspected for us . Very thorough! Checked every appliance, plug in, corner, if it could be looked at Erby did. Homeowner had roof inspected previously so he didn't do a roof walk but if homeowner couldn't produce proper insurance paperwork Erby said he would come back out and do the roof walk since it wasn't done the day of.
