We are purchasing a home that was already inspected by another prospective buyer couple of days back. They backed out due to some reason and we grabbed the deal.The seller repaired all the items that were previously detected.

We had the occasion to compare inspection thoroughness when we sold one house and bought another. The inspection of our 11 year old house for a buyer revealed a torn window screen and some corrosion where the cold water intake connected to the hot water tank (caused not by a leak, but rather condensation) and a minuscule gas odor around the tank. Had I done the inspection myself (I am not trained) I might have pointed out a variety of other issues fairly apparent even to an untrained eye, in the decade-old house. In contrast, Brian did an outstanding job of identifying numerous construction and maintenance items around the 5 year old house we were purchasing. While none of them were critically important, they all had the potential to lead to costly repairs and/or significant declining value of the property if not addressed. We are very pleased with his work.
