Dennis would not answer any of my phone calls nor return any of my voicemails the entire time working with him. My 70+ yr old mother wanted a walk through of the home and any issues he would find but he rudely sent her away saying she would get in the way of his inspection (in her words). He refused to go over his findings at the end of inspection either in person or over the phone, claiming he had a busy schedule yet he spent only 2 of the 4 hours he claimed to be at the house. He was 36 hours late sending his report even after I reminded him via text and was very unresponsive when trying to schedule even a phone call to go over his findings. The report was typical quality you'd expect from small time inspectors but I guess he thinks they need no further explanation because he includes a few 360 degree pictures and some stock pictures of how a roof is supposed to work. I would trade all the pictures he took for a single phone call and some basic customer service. Unless you absolutely have to have 360 degree photos, I would look for another inspector that understands the customer is you and not their report.

While only having scanned the report, there are some items in the home that I am unfamiliar with (being a Floridian) where you have made observations or recommendations. Dennis did an absolutely wonderful job. He's incredibly thorough in his inspection and covers all considerations, big and small. He is great to talk to and explains his findings well, and also answers all of my questions in a way that I can understand. The reports Dennis generates are incredible, not like my old home inspection. The report is robust, has great pictures and explanations, and is easy to review.
