Ed was recommended to us by our Realtor. He was very thorough. He told us from the beginning that he would like to inspect first and then discuss with us, but we could tag along if we liked. He spent about 2.5-3 hrs on our potential 3.5 bedroom house. He first inspected different areas by himself and then pointed things out to us later. He even went on top of the roof and took photos from the top, to show us. He spent a considerable time in the basement inspecting the furnace, heater, water pipes and main girder beam from below. He managed to find things which we hadn?t even noticed and even gave us home improvement and maintenance tips.
Because of Ed?s inspection, our Realtor managed to convince the Sellers to make 10 home improvements/ repairs before closing.

House Detectives Home Inspection Services are Great . Ed Malloy is thorough, meticulous, knowledgeable and patient. While inspecting Ed would basically be teaching a class on owning a home; pointing out little things like mulch being placed close to an air conditioning unit, and the proper way to winterize it. Inside the home while assessing the remaining life expectancy of the mechanicals he took the time to teach me the proper way to light the particular model of gas fireplace in the home. I have owned two other houses in other states and Ed Malloy is by far the best inspector I've ever had. He is very knowledgeable and was even able to explain to me how and why termite inspections and prevention practices are different in Connecticut than in Virginia. The report I got was very detailed and the pictures he took were very helpful of hard to see places and areas of concern that neither my agent or I had noticed or thought to look for when we walked through the house. Ed spent a lot of time with me on the phone going through the report with me because I am moving from out of state and could not be with him when he did the inspection, only my agent was able to be there for it. From the very 1st contact to the end of the inspection, Ed exhibited professionalism and a sense of urgency. He arrived on time (actually early) to the inspection, was well-prepared and explained the process thoroughly before beginning. Ed easily functioned between the "big picture" while also able to focus on many small details. He was careful to address all remarks to me as the prospective buyer and took the time to highlight certain issues, including normal maintenance issues he thought I should be aware of. Ed was very thorough and patient with all questions and concerns. Ed's report turn-around was very quick, as promised, and clear and comprehensive. The only suggestion would be to include a few more of the repair or replace issues (I.e. 5-6 where many more are listed) in the summary, possibly flagging them as 1 and 2 priority. It is understood that would be somewhat subjective, but he is the expert. It is then up to the buyer and seller to reach an agreement. I am happy to provide a more succinct endorsement or "sound bite" if required, but in one word: GREAT!

I have a question regarding the termite issue. Since there is infestation in the sills on three sides of the house, would repair involve sill replacement? Related to this is the front bump-out room. The underneath area is inaccessible from the basement and I suspect it may be a haven for the termites. This would complicate any treatment. We haven't yet gotten any estimates from contractors and have little time to decide what to do. We're worried whether this situation can be remedied and at what cost. Can you give input on this?
